DUES & FEES

Dues

Dues to the Homeowner's Association are invoiced quarterly and are used to pay the association expenses (eg landscaping, pool maintenance, water, electricity, propane, insurance). As of Jan 1, 2025, dues are $100/quarter for each lot (up from $85/quarter as of Jan 1, 2020, which was the first increase in over 10 years). 

Payments are due on the 1st of January, April, July and October.  Dues received after the 10th are subject to a 10% late fee.  If dues are received after the 20th, interest will accrue at 1 1/2% per month from the 10th until the dues are paid.

Transfer Fees

Upon ownership transfer of a lot or residence in The Woodlands, for sales contracts dated Jan 1, 2025 and thereafter, each buyer shall pay a special transfer assessment of $1,000, which shall be used for general Association purposes. See Section 8.3, Special Assessments, of the Amended and Restated Master Declaration of Covenants, Conditions and Restrictions for the Woodlands,the CC&R's, included in the Association documents provided on the Rules & Policies page.

 

Other Homeowner Fees & Payments

A schedule of Fines for various violations of the CC&R's has been created by the Woodlands Board. The current schedule of Fines is included in the Association documents provided on the Rules & Policies page.
